The trailing twelve-month sold median sat between those figures at $1,077,500.
That gap is not a market correction. It is the seasonality of a snowbird club community showing up in the data. The higher-priced inventory transacts in the January through April window when buyers are physically in the desert, then the summer list skews toward smaller condos and less turnkey homes that sit longer. The mechanism worth understanding: HOA dues do not track price. The Nicklaus Private condos carry HOA fees roughly 70% higher than Weiskopf single-family homes because condo associations bundle exterior maintenance, landscaping, roof reserves, cable, and earthquake insurance into the monthly. A Weiskopf estate on a larger lot maintains its own landscaping and roof out of pocket. When you compare two listings at the same price, the one with the higher HOA is often the one with the lower deferred-maintenance risk to you.
The Weiskopf side also contains Peninsula Park, a separately gated seventeen-home enclave with larger lots. Homes there rarely appear in the general PGA West inventory feed and price on their own logic.
